Schedule of Condition

If you are considering taking a new lease it is essential that you understand the commitment you are making, particularly with regard to your repairing obligations. Strafford Associates can prepare a Schedule of Condition prior to lease, to be attached to a new lease recording the condition of the premises before you take possession. This will assist in situations where a Landlord may require you at a later date to carryout repairs to premises, potentially putting them into better condition than when you took them on.

An agreed schedule of conditions from the commencement of lease provides significant protection for a tenant when dealing with spurious or questionable dilapidations claims.
